True North Solutions and Texas Lease Houses Marketing Division develops and implements targeted marketing strategies for all of its clients. Leveraging new technologies, services and established relationships throughout the advertising community, our Agents and our Marketing team will ensure your property finds the right tenant, for the right price, within your time frame.
Tenant Qualification
We run a credit history check and criminal background check. In addition, we gather, check, and follow-up on employment history. We also secure employment references, as well as landlord/rental history and references. Depending on the applications history a higher security deposit may be requested.
Security Deposit
In accordance with Texas State trust law, the security deposit is deposited into a non-interest bearing trust account. The deposit will not be used as last months rent.
Rent Collection
Rent is collected on the first of each month. A late fee of $50.00 is assessed after the third of the month. On the fourth of each month a detailed report is printed and sent to our collection department where all past due balances and late rents are attempted to be collected.
Property Inspections
Interior inspections are made the first six months of each initial tenancy. Inspections will continue if needed. Exterior drive-bys are more frequent.
Maintenance
Texas Lease Houses will hire, oversee & approve all work orders on each property/properties. All contractors are independent, licensed bonded and insured. A summary of all services and work completed will be available to owner along with a supervisor that is available for questions and concerns.
Statements & deposits
Texas Lease Houses uses unique Property Management software which provides a detailed income and expense report. Expense reports are sent out on a monthly basis. We also have real time access to your account via our website so you can see all the activity and services performed on your property/properties. Every payment received, phone call taken or action on your property will be reported on this site. Rental income can be mailed to the owner, deposited into a bank account or kept in your rental account.
